Cluster services
Association fees that are billed quarterly cover the following services that are provided to all units:
Trash collection
The Cluster Association contracts with AAA Recycling and Trash Removal for trash collection. AAA will provide upon request one 96 gallon wheeled trash cart and recycling bin. Standard trash cans and tied plastic bags may also be used to hold trash to be picked up. Trash placed out in bags weighing in excess of 50 pounds and brush longer than 4 feet in length or 6 inches in diameter will not be picked up. Trash is picked up on Mondays and Thursdays, typically in the morning, and should be placed out by the curb by 5:00 a.m. on collection day or the night before. Service is not provided on Thanksgiving, Christmas and New Year Day. AAA will not pick up hazardous waste items such as old lead acid batteries, flammable products, oil, paint cans, propane tanks,bio-hazardous material and waste, or materials such as rocks, tree stumps, and soil. Recycling
AAA Recycling and Trash Management provides curbside recycling of plastic bottles with a neck, cans, glass bottles and jars, and mixed paper. Mixed Paper Includes: Junk Mail, Magazines, catalogs, newspapers, phone books, cereal and cracker boxes, flattened cardboard. AAA would prefer (3ft x 3 ft). Items not acceptable for curbside recycling: Light bulbs, ceramic dishes, cookware, pizza boxes, plastic or wax coated paper (milk cartons). Hardcover books, Styrofoam, plastic bags, aluminum foil or foil pie pans, yogurt/margarine tubs or similar items. Items to be recycled are picked up at the curb on Mondays. Grounds maintenance
The Cluster Association contracts with a landscaping firm each year for:
- mowing, trimming, edging, and blowing
- one spring and two fall fertilization treatments
- pre-emergent weed control
- fall aeration and re-seeding
- lawn insects and disease control
- fall leaf cleanup
- common area mulching
- insecticide spraying and pruning ornamentals in common area
Snow removal and road sanding/salting
The Cluster Association contracts for snow plowing if more than 4 inches accumulates, and sanding/salting of the roads as needed. Home owners are responsible for their driveways, walkways, and sidewalks in front of their units.
Street and sign lighting
The Cluster Association covers the costs of electricity for street and sign lighting, and bulb replacement.
Pavement, sidewalks and curbs
The Cluster Association maintains reserves for re-paving and curb and sidewalk maintenance. All curbs are painted yellow except in public parking areas, and house numbers are stenciled on the curbs in front of each unit.
