 Board of Directors Meeting

Members Present:  Judy Holmes, Lew Barr, Mary Erard and Alice Tripp

Absent:  Sumeet Chawla

Time allocations for specific agenda items were passed.   Unanimous.

Secretary’s Report:   Mary moved that the minutes from the August 3 meeting be accepted as written, seconded by Lew.  Unanimous.  It was noted that the June 22 minutes were still outstanding and Judy will put those together.

Treasurer’s Report:  Balance, P&L and reserves sheets were distributed.  The treasurer noted that the same three units as reported at the last meeting are still not current.  She will take action.

Social Committee:  No report

Landscape Committee:  No report, but a brief discussion was held regarding the President’s request for a budget for the rest of the projects that comprise the Master Plan.

Old Business:

Roof Reserve:  Lew has sent the follow-up letter to our attorney  authorized in the August 3 meeting.  Board will await a response. 

Sidewalk repairs:  Lew reiterated that A-1 Concrete leveling will be doing the work beginning on August 22nd.  Home owners affected by the work have been notified.

Street Light out and damaged:  Judy had Eco Electric look at the light.  It was determined that both the ballast and a capacitor were not working.  The parts have been ordered.  The sensor and  bulb are in working order.  Following some discussion, Judy moved we have the repairs made at an expenditure of up to $400.  Seconded by Mary.  Passed 4-0. Judy will inquire about any warranties on parts and/or labor.

Pet Waste Dispensers:  No report.

Revising exterior paint color standards:  No action at this time.

Street repairs:  Mary and Sandy D’Acunto have put together an RFP for asphalt repair, crackfilling, sealcoating, and striping.  It will be sent to four companies for response.  She noted that one company, Collegiate Sealers, has walked the premises;   Mary is waiting to hear back from others.

Speeding on Woodbrook Court:  No report.

New Business:

Homeowner inquiry regarding house numbers/plaques:  There was discussion on this, but no action was taken by the Board.

Homeowner’s Request to replace roof:  Discussed under old business. 

House #1221 missing on curb:  ARTech will repaint in the next few weeks.

Rules and Regulations study group:  No action.

2011 Virginia Legislative Update:  Information from RA was forwarded to the Board.  There are some items which affect Heather Knoll.

Architectural Review Committee:  No action at this time.

Financial Review Committee:  No action at this time.

Meeting adjourned at 8:30p.m.  Next meeting is scheduled for Thursday, Sept. 15 at Alice Tripp's (1239), 7:30 p.m.
